So, the keys are almost in your hands. You’ve signed the paperwork, negotiated the price, and now the builder or seller is ready to hand over your new home. Exciting, right? But before you do a happy dance and start moving furniture in, there’s one crucial step you absolutely cannot skip: a thorough quality check.

Once you sign the possession letter, most developers and sellers consider the deal done. So let’s walk you through exactly what to check, room by room, corner by corner.

Preparation Steps

Don’t show up empty-handed. Before you even step into the property, get yourself prepared. Bring a notepad or use your phone to document everything. 

You’ll also want a few tools: a torch or flashlight (for dark corners and false ceilings), a phone charger or plug-in tester, a bottle of water, a marble or small ball (to check floor slopes), and ideally a trusted friend or a professional home inspection expert.

If you can, visit during the daytime when natural light is available. It makes spotting cracks, uneven surfaces, and paint issues much easier. Also, make sure the electricity and water supply are switched on during your visit. 

Structural & Surface Finish

Check the “bones” and the skin of the house.

 

  • Walls & Ceilings: Look for hairline cracks, damp spots (signs of seepage), or uneven plastering. Shine your flashlight parallel to the wall to spot ripples in the paint.
  • Flooring: Walk over every tile. If it sounds hollow when tapped, it wasn’t laid with enough mortar and may crack later.
  • Doors & Windows: Open and close every single one. Check for smooth movement, secure latches, and gaps in the frames that could let in drafts or insects.

Electrical Systems

Safety first. Modern homes are packed with wiring that needs to be verified.

  • The “Plug Test”: Plug your phone charger into every socket to ensure they are live.
  • Switchboard Check: Flip every switch. Check if the labeling on the circuit breaker (MCB) matches the actual rooms.
  • Fixtures: Ensure all provided lights, fans, or AC points are functional and mounted securely.

Test every single power outlet using your phone charger or a plug-in tester. Don’t assume they work just because they look fine. Some sockets are installed but not actually connected. Do the same with all light switches. Try every fan point and light fixture. Check that ceiling fan boxes are properly mounted, as they need to bear the weight and movement.

Also, verify that the earthing is in place and that circuit breakers are working. If you’re not confident about evaluating the electrical panel yourself, bring along a licensed electrician for the inspection. It’s a small cost compared to the hassle of rewiring later.

Plumbing 

Water damage is a homeowner’s worst nightmare. Check the following things in your home layout.

  • The Leak Search: Run all taps simultaneously and check the pipes under the sinks for drips.
  • Drainage: Pour a bucket of water in the balcony and bathrooms. It should flow directly to the drain without pooling.
  • Fittings: Check for rust on “new” faucets and ensure the toilet flush works effectively without leaking afterward.

Also, look for seepage or damp marks on walls, especially near bathrooms, terraces, and external walls. Dampness is one of the biggest post-possession complaints, and it’s far easier to get the builder to fix it before you move in.

Documentation & Keys

Once you’re satisfied with the physical inspection (or have noted down all the defects for the builder to address), it’s time to sort out the paperwork. This part is just as important as the physical check.

Lastly, count your keys. You should typically receive keys for the main door, all bedroom doors, storage areas, and common facilities like the parking spot or mailbox. If there’s a society handover as well, check what keys and access cards are included there.
